North West Construction Awards – University of Salford / Client of the Year 2023
Banyards are proud to have been part of the fully collaborative multidisciplinary team who delivered the School of Science, Engineering and Environment Building for the University of Salford, where Banyards carried out the Commissioning Management role for Morgan Sindall.
A working approach was adopted, embracing the Construction Playbook principles, with a Two-stage process based mainly on quality (social value, sustainability, and opportunities for students). The University of Salford utilised the NEC4 procurement contract in its truest sense.
The University of Salford, School of Science, Engineering and Environment Building (SEE) forms part of the Salford Crescent and University District wider masterplan, which stretches over 240 acres and includes the University’s existing campus.
The brief from the client was to ensure that its most technical project to date, was commissioned as per industry guidelines and to ensure that all systems were 100% commissioning defect free prior to practical completion.
The new building is fully electric supported by 154 roof mounted photovoltaic panels which provide renewable energy. The building also features a wind tunnel and boasts high-spec laser laboratories and meets the stringent energy Part L Building requirements and CO2 requirements of the University’s policy.
The building services include sustainable energy minimising techniques such as energy metering and sub-metering to facilitate enhanced and accurate monitoring and energy management via the Building Energy Management System, low energy lighting, PV and Air Source Heat Pumps which serve the LPHW system. Enhanced performance requirements of thermal elements, such as HVAC AHU’s with electric DX coils and space controlled natural ventilation for the foyer reception area, including room set back modes for non-occupied rooms via dedicated VAV boxes linked to the lighting control help achieve the high sustainability credentials BREEAM excellent, a key element of the University’s pledge to reduce the environmental impact of the wider masterplan.
Banyards were selected as the preferred Commissioning Management contractor for the SEE Building in 2020 by Morgan Sindall Construction, with whom we have held a close working relationship for several years, enhancing their construction site team’s knowledge and approach to commissioning planning with project completion in mind.
Rachel Brown, Senior Building Services Manager from Morgan Sindall stated “I wanted to say a massive thank you for the professional diligence and support we have received from Banyards on the SEE project, a job much more complicated and challenging than many”.
Our commissioning management team worked on the scheme alongside project manager Faithful + Gould, architect Sheppard Robson and the client’s MEP design team WSP.

Portal Content
The Banyards’ Portal allows you to access information reports, data and test results to check and monitor the progress of work undertaken by third party contractors at your site. You may only use the Banyards’ Portal for the purpose of accessing information in relation to Projects administered by us for you.
Access to the Banyards’ Portal
At the commencement of each Project you will be provided with a unique login password to enable you to access the Banyards’ Portal. This will then enable you to review the current status on your various Projects. You are responsible to ensure that the login password will only be given to those of your employees, agents or advisers whom you wish to access information from the Banyards’ Portal.
By accessing the Banyards’ Portal you will be able to review and download copies of information that are posted by us on your Client Portal.
Updating of Information
Information will be regularly updated by us and in any event within 7 days of verification by us of information provided by your contractors.
All information and data uploaded from time to time to your portal will be correct [at the time of upload].
If for any reason, outside our control, we are unable to upload information to the Banyard’s Portal then we will let you know by posting a message on our website and we will take all reasonable steps to minimise any delays in so doing.
If we fail to upload information to Banyards’ Portal in accordance with these terms and such failure arises from any delay on the part of your contractors or the supply by them of inadequate or incorrect information, then we shall have no liability to you arising from such delays or the uploading of incorrect or misleading information provided to us.
We may make changes to the terms of this policy
We amend these terms from time to time. Every time you wish to use our site, please check these terms to ensure you understand the terms that apply at that time.
Breach of this policy
When we consider that a breach of this policy has occurred, we may take such action as we deem appropriate.
Failure to comply with this policy constitutes a material breach of the terms of use upon which you are permitted to use our site, and may result in our taking all or any of the following actions:
